How is Exemption on HRA Calculated in India?

HRA exemption is calculated based on several factors, including your salary, the actual rent paid, and the location of your residence. The HRA calculation formula considers the following components:
  1. Basic Salary: This is the fundamental component of your salary and is a critical factor in determining HRA exemption.
  2. Actual Rent Paid: The rent amount for your residence plays a crucial role. Only the remaining 10% of your basic salary is considered for exemption.
  3. HRA Received: The allowance provided by your employer specifically for rent purposes.
  4. Location: If you reside in a metro city, 50% of your basic salary can be considered for HRA exemption. For non-metro cities, this percentage is 40%.
  5. The HRA deduction calculation is based on the least of the following three conditions:
    • Actual HRA received from the employer
    • Actual rent paid minus 10% of the basic salary
    • 50% of the basic salary for those living in metro cities or 40% for non-metro cities

Formula to Calculate HRA Exemption

KreditBee employs a straightforward HRA calculation formula to calculate the total payable amount. When calculating HRA, 'salary' includes the Basic Salary, Dearness Allowance (DA), and any other variable commissions.
Our tool also serves as an effective HRA tax benefit calculator. The actual exemption amount is determined by the lowest of the following three criteria:
  • The total (actual) rent paid minus 10% of the basic salary.
  • The total (gross) HRA provided by the employer.
  • Depending on the cost of living in the area, 40% to 50% of the basic salary.
Let's take an example of an individual, Komal, who resides in Mumbai and pays Rs 15,000 per month for rent. Here’s a breakdown of Komal’s salary structure based on our HRA calculator:
Salary Component Total Amount (each month)
Basic Salary ₹30,000
HRA ₹18,000
Conveyance Allowance ₹4,000
Medical Allowance ₹1,500
Special Allowance Under Other Heads ₹3,000
This adds up to a monthly salary of Rs 56,500 for Komal.
Using the three criteria mentioned above, our HRA calculator determines the following:
  • Actual rent paid minus 10% of the basic salary: ₹12,000
  • HRA provided by the employer: ₹18,000
  • 50% of the basic salary: ₹15,000
Since the lowest of these three amounts is Rs 12,000, this is the HRA amount that will be exempt from Komal's taxable income.

How is HRA Taxed?

House Rent Allowance is a component of your salary that is partly or wholly exempted from taxes under Section 10(13A) of the Income Tax Act. However, any amount that does not qualify for exemption under the HRA tax exemption calculator will be added to your taxable income. It's essential to understand the HRA tax calculation to avoid any unexpected tax liabilities.
The exempt portion of the HRA is deducted from your total income, while the balance is added to your taxable salary. Therefore, it's vital to accurately determine the exempt portion using an HRA tax exemption calculator to optimise your tax outgo.

HRA Rules for Self-Employed Individuals

Unlike salaried employees, self-employed individuals do not receive a salary breakdown that includes HRA. However, they can still benefit from house rent allowance calculation by claiming deductions under Section 80GG of the Income Tax Act. This section allows for a deduction of rent paid, provided the individual, their spouse, or minor child does not own any residential property at the place of employment or business.
The HRA calculation for self-employed individuals involves the least of the following:
  • ₹5,000 per month
  • 25% of the total income
  • Actual rent paid minus 10% of total income

Documents Required for HRA Exemption Claim

To claim HRA exemption, you need to submit specific documents as proof of rent payments:
  1. Rent Receipts: These are crucial and should include details like the landlord's name, address, rent amount, and signature.
  2. Lease Agreement: A formal rental agreement with your landlord.
  3. Landlord's PAN Card: If the annual rent exceeds ₹1 lakh, you must provide your landlord's PAN card details.
  4. Bank Statements: To substantiate the rent payments, especially if paid via bank transfer.

How is HRA Exemption Calculated for Special Cases?

Certain special cases may require a different approach to HRA deduction calculation:
  • Living with Parents:
If you pay rent to your parents, you can still claim HRA. However, your parents must declare this rent as their income in their tax returns.
  • Shared Accommodation:
For those in shared accommodations, the rent amount paid individually is considered for HRA tax calculation, provided appropriate documentation is maintained.
